Many property teams breathe a sigh of relief once winter ends. The snow melts, temperatures rise, and it feels like the worst is behind you. In reality, late spring and early summer are when many winter-related building problems finally reveal themselves.

Freeze-thaw cycles, roof stress, hidden moisture intrusion, and deferred maintenance issues often surface weeks or months after the initial damage occurred. What appears to be a new problem in May frequently started quietly in January.

This session helps property managers and site teams recognize the warning signs of winter-related damage, prioritize preventative maintenance, and respond quickly when moisture, mold, or envelope failures begin to appear. Attendees will leave with practical frameworks and tools to reduce claims, prevent avoidable losses, and protect their operating budgets.

What you'll learn:

  • Identify common building warning signs that indicate winter-related damage is emerging in late spring or early summer.
  • Distinguish between cosmetic issues and conditions that may lead to moisture intrusion, mold, or insurance claims.
  • Implement preventative maintenance and response strategies that reduce risk, minimize disruption, and avoid costly surprises.
